I love finding data points that show just how much social media has changed our lives over the past decade or so, and this is a good one: 80% of renters today use social media during their apartment search (MRIsoftware), compared to just 5% in 2012 (J Turner Research).

Just as you’d look up a restaurant for photos of the menu, people are turning to Instagram to help them make the very big decision of where to live. And with fierce competition between luxury apartment communities - it seems everyone has amazing amenities these days, doesn’t it?- a strong social media marketing strategy could make a huge difference in the success and speed of lease-up. 

Here are a few ways we make that difference for our multifamily clients:

  • A strong first impression: Many apartment community social media feeds are riddled with ugly flyers and blurry photos and lack a cohesive vibe that makes people think, “Wow, I want to live there!” We work with our clients to create beautiful social media feeds with not only branded creative and great photography, but also Reels that show off the best aspects of the property and leave people with a great first impression.

  • Smart social ad spend: Let’s be real - organic traffic is low for multifamily social media. Realistically, there are only so many people apartment hunting at once, and it can be difficult to reach that target audience by leaving it up to the fickle algorithm. That’s why we leverage highly-targeted social media advertising programs, generating leads, encouraging people to contact us and driving potential renters to the website. A few hundred dollars per month can make a massive impact.
  • Cultivating community: People spend at least half of their day in their homes, and leveraging current tenants as storytellers and building community online shows potential renters the benefits of your apartment community in an authentic way. We work with onsite teams to identify residents to help us create people-focused content, such as a day-in-the-life Reel, that drives interest in the community and brings current residents closer together. People want to live somewhere they feel proud of and want to show off - we just need to work with them to capture it.
